Sundance Ridge Villa Details and Amenities

Sizes:
Minimum size villa will be 5300 sq. ft. of interior/exterior covered living space.  
Each room can be custom-sized to the buyer's preference.
Lot sizes range from 22,000 sq. ft. up to 35,000 sq. ft.

Total size of project: 15 villas will be built on 10 acres. The entire site measures just over 15 acres.


Location:
Sundance Ridge is located approximately 2.5 miles southeast of Frigate Bay on the Southeast Peninsula.  Single access to the development is from the Dr. Kennedy Simmonds Highway .


Elevation and Views:
Villa-sites range in elevation from 400 feet above sea level to 510 feet above sea level.  All villa-sites have unobstructed panoramic views.  Three lots on the top ridge, eight sites on the "Atlantic" side of the development and four on the " Caribbean " side.  


Pricing:
Pricing starts at US$2.47mm and will range upward depending upon villa-site selection and the buyer's preferences with regard to villa size and amenities.
We have designed three villas for our prospects to review for construction in Sundance Ridge: Solerno, Soleil, and Suncatcher. Our Solerno villa has 5300 sq.ft. Soleil has 6500 sq.ft. Suncatcher has 7625 sq.ft. Peninsula Associates will assist interested buyers in developing and building the unique villa of their dreams.

Construction
All villas will have steel reinforced concrete floors, masonry walls filled with steel & concrete, wood roof rafters tied into concrete ring beams and covered with concrete roofing tiles. Each villa will be built to provide maximum hurricane protection.


Flooring
Flooring will be marble tiles, stone tiles, porcelain tiles, hardwood flooring, and others depending upon the Buyer's preference.


Ceilings
Ceilings to be open to 3”x8” exposed wood beams and roof deck or be finished drywall ceilings. Exposed wood can be "pickled" or painted depending upon the Buyers preference.  Textured concrete ceilings as well as drywall ceilings will also be used in certain areas.

Style of exterior finishing
Exteriors to be plaster with stone and wood accent areas.
Window and door units to be aluminum clad wood and can incorporate impact resistant glass. Casement and awning style window units to be incorporated for maximum ventilation.

Interiors to incorporate a mixture of plaster, wood, stone, and drywall

Hurricane Protection
Extensive use of heavy duty electric aluminum rolling shutters will be incorporated into each villa as standard equipment for hurricane protection and security.  Some plantation shutters will be used in areas where practical and will contribute to the overall "West Indian" theme of design. All villas will have steel reinforced concrete floors, masonry walls filled with steel & concrete, wood roof rafters tied into concrete ring beams, all for maximum hurricane protection.

Each villa will have a designated "hardened" safe room for use as a storm shelter.

Interiors
I nteriors will incorporate the West Indian "Open-air" theme with large rooms and ample glass to high-light panoramic views.  Extensive use of operable window units will allow flow through ventilation to capitalize on daily ocean breezes sweeping the development.  Where required, operable windows will be electrically operated. Air conditioning systems will be included for those rare days when the breeze goes still.  

Special Features
T he Estates on Sundance Ridge will be a "gated" community for increased owner privacy and security.  The topographical elements of the site offer natural security in the form of an extremely steep perimeter.  There will be only one entrance and exit to the development.

Fiber Optic communication cabling will be the standard for all villas at Sundance Ridge.  State-of-the-Art Wireless technology can be used so all villas will be "connected" at the highest speed available.  Villas will be hard-wired for cable TV as well as internet and phone service.


Gentle ocean breezes continually "sweep" the development providing a natural cooling effect.

Each villa can be constructed incorporating "handicap accessible" features including "roll-in" access, oversize door widths, showers and handicapped bathroom equipment.

All Sundance Ridge villas include a generous size swimming pool and sun deck incorporated into verandas.

Electronic security systems, that can be monitored, can be included.

Optional distributed audio systems may be incorporated into the villas

Included heavy duty electric aluminum rolling shutters will provide additional security as well as increase the villas resistance to hurricanes.

Irrigation systems for exterior landscaping included.

Extensive use of exterior gardens and landscaping included.

Kitchens
Kitchens will be designed to the Buyer's preference and in most villas include a center island, granite countertops, and ample upscale wood/glass cabinetry.  Appliances to include refrigerator, oven, stove with power ventilator, convection microwave oven, disposal, dishwasher, icemaker, and beverage cooler. A stainless steel veranda BBQ is also included.  Brands of appliances will be selected by the individual owner with GE products being standard equipment.  Optional appliance packages (GE Monogram, Viking, Thermador) are available.

Villas can have additional "outside kitchens" on the veranda incorporating grills and appliances.

Utility Rooms will include premium front-loading washer and dryer, sink, generous cabinetry for storage, and wall mounted ironing boards.

Bathrooms
Bathrooms to be large and airy with large doorways.  Separate his and her vanities to be standard in Master Baths.  Showers to be custom designed ceramic tile with dual showers (optional shower/steam rooms can be incorporated).   Bath units will be premium whirlpool style units.  Sinks and toilets to be Toto (or equivalent) with specific designs selected by the Buyer.

Garage's will be included where possible for each villa.  Some will be placed under the main living floor, others will be an adjacent structure.  

Climate controlled storage space, solar pool heating, observation decks, interior fountains, veranda fireplaces, veranda kitchens (BBQ's) can all be tailored to the Buyer's wishes.

Rooms such as Villa Theaters, Gymnasiums, Studies, Dining Rooms, Pantries and other single purpose rooms can be designed into each villa depending on the buyer's wishes.

Optional furniture and furnishing packages are also available from Developer .

Time Frame

The project will be constructed on an on-going basis until each villa-site has been developed.   Villa construction started the in first quarter 2007.  Expected construction time per villa is 15 months (average).


Length of time between a purchaser signing a sales agreement and taking occupancy?
Once a purchaser accepts a villa design and signs a sales agreement accompanied by the first deposit, he/she should be able to take occupancy of his/her custom designed villa on average in about 15-18 months.


Models

The model on lot #14 is under construction.  This Suncatcher villa will include approximately 6000 sq. ft. of interior space and 2000 sq. ft. of covered exterior veranda area.
